Urban or suburban….the choices available for townhomes in the Pittsburgh area are varied and numerous.
Townhomes are typically identified as being multiple story attached dwellings. Due to their vertical nature, townhome living is not for everyone, but they present expanded opportunities for the buyer who is seeking more square footage (between 1,000 and 4,000), and more private exterior space than is typically available in a condo but are equally attractive to buyers seeking a home with low maintenance responsibilities.
Many townhome communities additionally offer common recreational spaces, from exercise and party rooms to swimming pools, tennis facilities and playgrounds. If you own a pet, you may find that the private exterior yard that many townhomes include is a convenience that you can’t live without.
Buyers who are considering purchasing a townhome within a community should budget to include the monthly maintenance fee, which typically includes items such as maintenance of the exterior property (landscaping and possibly snow removal), management fees, liability insurance, and capital improvement fund.
If the home is located within a townhome community, ownership is dependent on the legal structure of the development, which may have been set up as a Planned Unit Development (PUD) or as a condominium. Typically, owners of PUD townhomes own the exterior of their particular structure, including the roof and windows, and are responsible for maintenance and/or replacement of these items when required. Owners of townhomes that were structured as condominiums typically own the interior of their units and the maintenance of items such as the roof and windows may be the responsibility of the homeowners association. As a result of this difference in ownership, monthly maintenance fees are generally lower for PUD townhomes than those of condominium type townhomes.
